When you decide to sell your property you will probably want
to do two things:

relatively quickly
maximise the price you receive
To do both of
these you need to present your property to best effect. Before
you even put the property on the market you should carry out
some important tasks
- Remove all
unnecessary clutter from the property. Remember it is the
house that you are selling and not your life history!
- Make sure that
the property is clean throughout
- Replace mouldy
sealant around sinks and baths
- Replace any
tatty carpets with smart but inexpensive replacements
- Repaint skirting
boards
- Consider decorating
any rooms that have dark or loud colour schemes.
- Choose neutral
colours
- Carry our any
maintenance tasks that you have been putting off for years
such as dripping taps, creaky floor boards, cracked window
panes.
- Tidy the garden
and make sure that lawns are cut and flower beds are weeded
- The cosmetic
actions you take wont add value to your property but will
make the property more attractive to potential purchasers and
will increase the chance that you will meet your selling price.
